What Type of Office Space do You Need?
There are various types of office space for all different professionals. Software and tech firms, attorneys and lawyers, architects, engineers, financial consultants, and physicians all have different space needs and budgets.
Professional Multi-Story Office Buildings
Multi-story office buildings provide a workplace environment for many different companies. Lobbies, hallways, and bathrooms are common to all tenants in the building. In most cases, landlords take care of all the landscaping, maintenance, repairs, and cleaning. The determination of Classes can be subjective; however, according to the Building Owners and Managers Association (BOMA), the class of an office building can be classified into three categories: A, B, and C, with A being the most prestigious and expensive buildings.
Office Warehouse/Flex Space
Tend to be one-story, concrete tilt-wall industrial property with windows on one side. They provide use flexibility between office, retail, light manufacturing, laboratory, warehouse, etc. Users will generally have their own exterior entrance, private restrooms, and sometimes overhead doors.
In order to recruit and retain top talent, many companies are looking for offices with creative qualities such as open floor plans, reclaimed wood, higher-end finishes, bright colors, high exposed ceilings and ductwork, concrete floors, etc. Creative office space can make it a more fun environment to work and can encourage collaboration and engagement among employees.
If you want something less corporate and more laid back, then consider an old house that is zoned in a commercial district. Here you will have your own entrance and bathroom as well as parking directly in front of the house. Just keep in mind, you may also have to take care of the landscaping.
Executive Suites & Co-working Facilities
If you need short term and/or temporary spaces, co-working or executive suites might be the way to go. They tend to be more expensive than traditional office space; however, they are great for those who need month to month terms.

Matt Bustamante is a rockstar commercial agent. I was referred to him by a client and right from the start he went above and beyond to accommodate my husband and I finding a perfect location for our business. He negotiated until he got us the best price and added in many perks. Matt has continued to contact us even a year after finding and closing on the property. He’s always been there to help with any questions we may have. We highly recommend his services and we will use him again in finding our next location for Beauty Lounge BarApril LeeBeauty Lounge Bar
I used Matt to help us relocate our Executive Search business in Chandler. He took the time to really understand what we were looking for in a new office. He showed us several offices that fit our criteria and was able to secure the perfect location. He educated us on every aspect of the lease and negotiated the best possible deal. We could not be happier with his service.Sean EggartChief Executive Officer, Hanna Shea Executive Search
Matthew has been my agent on a few different occasions. His efforts have always landed me exactly where I needed to be. After locating a property, the value he adds in negotiations and getting what I wanted in contracts far exceeds any agent I have ever used. He thinks of the items in a contract that most people overlook which truly adds to the profits at the end of the lease term. He is for his client 100% and I would not even think about using anybody else on my commercial lease opportunities in the future.Josh MannValley Metro Equipment
